Outer Banks Beach Homes Policies
DAMAGES Policy
At Outer Banks Beach Homes, the safety and satisfaction of our guests are paramount. To maintain the quality of our properties, we require the following from our guests regarding damages:
- Reporting: Guests are obligated to report any safety concerns, maintenance needs, or damages to the check-in office immediately.
- Responsibility: Guests are responsible for all damages to the property caused by the guest, their family, invitees, pets, and vehicles.
- Notification of Damages: Any breakage or damages should be reported upon occurrence, regardless of the cause.
- Payment for Damages: If it is determined that damages to the property have occurred, the guest agrees to submit payment within 10 days upon request from the Owner/Manager.
- Credit Card Authorization: Guests authorize the Owner/Manager to charge the guest's credit card on file for any damages incurred.
- Security Deposits: Some properties may require a security deposit. The Owner/Manager reserves the right to require a security deposit on any reservation deemed necessary.
REFUNDS Policy
Outer Banks Beach Homes aims to provide a seamless vacation experience. However, there are circumstances under which refunds cannot be provided:
- Non-refundable Situations: No refunds will be given for unfavorable weather, late arrivals, early departures, interruptions of utilities, construction in the area, governmental acts, or other acts of God.
- Dispute Resolution: In case of dissatisfaction, guests agree not to seek chargebacks or refunds from their credit card provider. Instead, guests should work directly with the owner/manager for resolution.
- Direct Resolution Commitment: If issues cannot be directly resolved with the property manager, it is agreed that no refunds will be issued.
CANCELLATION Policy
Cancellations can affect both guests and property owners significantly; therefore, we have established the following cancellation policy:
- Cancellation Notification: All cancellations must be communicated in writing.
- Forfeiture: If a guest cancels and the property is not re-rented for the entire term, all payments will be forfeited and retained by the Owner.
- Re-renting: If the property is re-rented, previously tendered rent, taxes, and/or security deposit will be refunded, less a $950.00 administrative fee and any costs to re-rent.
- Trip Insurance: The trip insurance premium is not refundable. Guests with trip cancellation insurance should refer to their policy for recovery instructions.
- Rate Difference: If the property is rented for a lower rate, the refund will reflect the difference, less the administrative fee.
